Simple, transparent pricing built around what your home actually needs.
Foundation includes only photography and a clean walkthrough film. Signature adds the aerials and floor plan most listings rely on. Estate layers in twilight and social cuts for properties that deserve more time and presence.
Pricing based on the Shuswap, North Okanagan, and Columbia Valley; travel and outreaches quoted separately.
Digital Enhancements
For scenes that need a subtle lift without another visit. This is where clutter fades, window views open up, skies settle into something softer, seasons shift gently, fireplaces glow, and the landscape feels a little more alive. All of it true to the home — nothing structural, nothing misleading.

$150 per five images
Virtual Staging
For rooms that need help telling their story. The staging stays consistent across the whole set — if a lamp appears in the living room, you’ll still see it from the kitchen; the furniture lives in the space the way it naturally would. Everything stays believable, calm, and true to the home.
$30 per image
$40 per image if you provide the photos
Booking
Send me the address, your preferred date, and the package you want.
I’ll confirm everything and handle the rest.
The Session
Every shoot follows the same calm, reliable flow: walkthrough → light staging → photos → film → drone (if included).
I start by learning the space — the light, the lines, the way each room breathes. Then I build the story with intention rather than volume.
Your home isn’t rushed.
Your home isn’t templated.
Your home is treated like it matters.
Most shoots take 45–90 minutes, depending on size and complexity.
Delivery
I work fast — but not rushed.
Every home gets the time it needs.
Photos: within 1–2 business days
Film: usually 2–4 business days (more time means max creativity + refinement)
Floor Plans: delivered with the main set, or next business day
Rush: available when possible (additional)
Turnaround varies with creative load, travel, and complexity.
If something needs to go out faster, tell me — I’ll always try to make it work.
Home Prep
You don’t need a spotless home — just a lived-in one with a little breathing room.
Before I arrive:
• clear counters
• open blinds
• turn on lights
• tuck away personal items
I handle light staging:
pillow straightening, chair alignment, moving small decor, hiding clutter that clearly has a home.
I don’t do heavy cleaning:
dishes, laundry, trash, deep tidying — these must be done beforehand.
If it belongs in the space, I’ll work with it.
If it doesn’t, I’ll tuck it away or shoot around it.
What I need from you
• accurate access instructions
• a reasonably tidy home
• secured pets (unless they are cute and you don't mind them as the stars)
• any rooms or details you want highlighted
• any areas you don’t want shown
I handle everything else.
cancellations
If you rebook, there is no fee — anytime.
If you cancel completely:
• 24+ hours: no charge
• Within 24 hours: 50% fee, unless weather makes the shoot impossible or unsafe
Weather delays do not trigger fees.
Drone may be postponed due to wind or rain at no extra cost.
TRAVEL
I work throughout the Shuswap, North Okanagan, and the Columbia Valley.
This keeps my schedule balanced and lets me deliver work quickly without overextending or compromising quality.
If you're in these regions, you're fully covered — no travel math, no guessing, no stress.
For homes outside these areas, I can still come to you.
Travel is simply quoted based on distance, weather, and workload.
Mountain towns like Revelstoke fit naturally into the way I work.
Kelowna and the larger Okanagan are available by request.
Media Use
Licensed for:
• listings
• social media
• print materials
• personal archives
Not licensed for resale or third-party use.
I don’t provide raw footage unless we’ve discussed it in advance.
If you need raw files for a specific purpose, we can negotiate a one-time release that fits your use case.
All work is archived for 12 months— ask anytime for access.
Availability
My calendar is designed to stay flexible.
I leave room every week for:
• last-minute bookings
• weather delays
• returning for twilight
• creative load on larger shoots
Closer locations are easier to fit in on short notice.
Longer drives just need a bit more planning.
If timing is tight, message me early — I always try to make it work.
